Age:

Condition:

Space Configuration:

Approximately 10,000 useable square feet on two floors connected by an interior stairway.

Suburban Fort Collins on a major thoroughfare

Approximately 20 years old.

Fair.

Private offices, kitchens on two floors.

Influences:

The center is located in a very well known and visible building. It occupies the two top floors and has commanding views of the surrounding area. Exterior balconies allow for indoor and outdoor occupancy.

Although, this is an older building, its architectural design makes it unique and well known in the Fort Collins area.

Fort Collins is a growing area north of Denver along the I-25 corridor and is location in close proximity to the Wyoming border. Population movement along the corridor indicated a need and a strong probability of success for a full service office business center.

A highly motivated and capable first time owner/operator.

The Solution:

Convert the existing office configuration into an efficient office business center. The original office configuration supported this transformation. Flooring and ceiling tiles were replaced as necessary. Light fixtures were repositioned. Electrical and voice/data outlets were added. Additional partitions provided more office spaces. Finishes were upgraded

Fort Collins Executive Business Center now contains 41 private offices, two conference rooms, two kitchens, a client support office, and mail services area for virtual and resident clients and a professional, well appointed reception area.

Coach and provide the new owner/operator with operational and marketing knowledge and business center technology

Accomplished this transformation while staying within a tight development budget.
